Tsubami, operated by OVRSEE LLC, is a rental classifieds service for posting listings and communicating. We do not book accommodation, collect rent or deposits, pay landlords, negotiate rental agreements, manage properties or resolve rental disputes.

Tsubami’s business model is listing fees and advertising, not a percentage of rent. Listing-fee billing is not enabled in this version. Any future price, publication period and refund terms must be disclosed before purchase. Advertising and sponsored placements are labelled; an advertisement is not an endorsement.
Do not impersonate others, send spam, publish fraudulent or unlawful listings, harass users or misuse personal information. Tsubami may moderate listings and restrict misuse. Listing review and any historical verification badge do not guarantee a property, a person or a transaction.
Contact the other party about rental problems and keep your agreement and payment records. Tsubami can moderate content and platform misuse but does not administer rental refunds, enforce contracts or decide rental disputes. Statutory remedies remain available.
Nothing in these terms excludes liability that cannot lawfully be excluded, including Tsubami’s applicable consumer, privacy and other statutory obligations.
